Armstrong Creek farm blocks hint at housing potential
A pair of prime development sites near the Armstrong Creek growth corridor have hit the market, which have potential to deliver a combined 3,700 new housing lots.
Two properties at Connewarre – 495 Charlemont Road and 520-540 Charlemont Road – offer close to 300 hectares of potential development across the neighbouring lots, which both have dual frontage to the south side of Lower Duneed Road.
The sites are just outside the Armstrong Creek growth area identified by the City of Greater Geelong, but selling agents have spruiked the development potential of the land blocks due to their proximity to existing estates.
The 108-hectare (267 acres) site at 520-540 has room for a predicted 1,200-1,600 housing lots, while its neighbour at 495 could accommodate about 1900-2100 lots across its 185 hectares (458 acres).
Either development would be subject to future council approvement under ongoing growth planning.
The properties are advertised as two of the last remaining non-developer-held land parcels near the growth area.
