Armstrong Creek on the Rise
A short 10 minute drive from Torquay towards Geelong lies the new residential suburb of Armstrong Creek. Although I live in Torquay I have had the pleasure of spending more and more time in Armstrong Creek as I have recently precured 2 new listings in the Warralily Coast development of Armstrong Creek. Armstrong Creek had its first land release in 2011-2012 and at the time you could secure yourself a block sub $200,000 with the first houses being sold in 2013 for around $400,000. Fast forward to 2018 and the median house price for a 4 bedroom home is $515,000 and a 550m2 block of land will set you back around $340,000, this is what I would say is great growth. It’s making sense to a growing number of home owners to invest in Armstrong Creek as the house pricing in Torquay and Geelong becomes less obtainable to a large group of buyers. A logical decision I would have thought with Warralily developments great new amenities such as parks, schools, shopping centers all in a fantastic location and if you’re happy with a 3 bedroom home on smaller allotment you can purchase for around $450,000.
I have just listed 2159 Warralily Boulevard which is on a large allotment on 627m2, featuring a near new home with 4 bedrooms, 3 living spaces and side access for a boat or caravan directly across the road from a reserve and walking track. Priced at $640,000 this represents great value for anyone looking for a good sized home that actually has a back yard big enough to play cricket in. Open for Inspection Saturday 11.15-11.45am.
Have a great weekend.
