LAND SALES FIRM THROUGH 2018
Overall the Greater Geelong, Bellarine and Surf Coast property market has performed well throughout 2018 with some exceptional building growth seen in the growth corridors of Ocean Grove, Leopold, Curlewis, St Leonards, Torquay North and Armstrong Creek.
In the Armstrong Creek Growth Area, Warralily now has a resident community that has pushed passed the 7,000 point, with over 3,100 lots sold and another 250 homes under construction.
Villawood’s Armstrong and Sanctuary communities are now well established with over 3,500 residents and Club Armstrong being the centre point of the Armstrong community.
Close behind these two anchor developers in this precinct comes a myriad of developments stamping their own brand of estate design and living experience to the Armstrong Creek Growth Area.
The boutique Dennis Family Homes Ashbury Estate is fast coming to fruition with 20 homes now completed and 54 residents now calling Ashbury home with another 78 homes now under construction.
Charlemont Rise is well into its development phase with Anchorage on the Barwon Heads Road, supported by the Village Warralily Shopping Centre, offering a lifestyle surrounded by a bounty of planned landscaped open spaces with bicycle and pedestrian paths woven throughout.
The standout on the Bellarine Peninsula has been the Seachange Estate in St Leonards where the experienced developer, with affordable pricing to meet the market, has sold over 500 lots sold in 14 months.
Prominent developer Bisinella continues on its success in the Bellarine with the Baywater Estate now selling Stage 12 well ahead of time.
Allure Leopold has been another success for the boutique developer, Ample Investment Group, with the estate only having three lots left to sell.
The newcomer in the Geelong market, Gen Fyansford, has hit the spot with their residential offerings proving popular with young families looking for a lifestyle choice with excellent connections to Melbourne, Geelong and the coast.
Their most recent offering of premium lots in the Pinnacle Newtown release has set the bar in Residential living in the region.
Kingston Ocean Grove, which will be supported by the $60 million Kingston Village now under construction, has become the family mecca in coastal living through providing competitively priced land to those looking for a family seachange experience in the Kingston Estate or retirement living in the luxury Lifestyle Ocean Grove development.
Torquay has had its gates locked after the recent state election but has seen exceptional growth continuing in Torquay North, with Zeally Sands all but sold out, and The Dunes and Stretton into the final stages of development.
The late starter in this precinct, Quay 2, has been going gangbusters in the latter part of 2018 with the recent unveiling of their very popular display village and the launch of their townhouse developments.

With Torquay expected to be removed from the state’s growth node list as part of an election promise, that will leave Winchelsea as the only state government identified growth town in the Surf Coast Shire, which is sure to boost the demand
for land in Winch, especially for The Green Estate which has seen strong demand for larger lots throughout 2018 with a resident community now settled into their new homes.
