The benefits of a knockdown rebuild project

As land becomes increasingly scarce in certain suburbs, more and more people are opting to knock down and rebuild their home, rather than buy a new block and build.

Wanting to stay in your existing area is no surprise when you live in such a beautiful region as the Surf Coast.

Local Hotondo Homes builder Peter Scott believes the benefits of choosing to knockdown and rebuild are wide ranging. “More often than not people come to us wanting to build a home that will suit their existing lifestyle, family and budget requirements,” he said.

“They want to build their dream home, a home that is in-line with current market needs and wants.”

The most common reason a family will opt for a knockdown and rebuild project is they don’t want to move away from their family and friends, change their local supermarket or local schools.

But the benefits go far beyond that, from building to suit your lifestyle needs and removing the need to find land, to no stamp duty, less maintenance and an increase in home equity; there is a lot to consider.

When weighing up a knockdown and rebuild with renovating an existing home, Mr Scott believes that constructing a new home will ensure home owners don’t have to compromise on their needs, comforts and quality that today’s building innovations can offer.

“New homes are smarter homes, they are built using the latest technologies in structural integrity and energy efficiency.

“You really can’t compare the benefits of rebuilding as opposed to renovating,” he said.

“Similarly, a knockdown and rebuild project can often be cheaper than extending or renovating an existing home due to the builder having to work in and around existing structures.

“People will choose to renovate if they love the existing structure of their home and the block of land they’re on, however, in my experience building something new to suit the person or family’s current needs is often the preferred option.

“When it comes to major renovations, quite often you don’t know what you’re dealing with until you get in there, that’s where the costs can spiral.”
