Development plan lodged for east Winchelsea

A LIFESTYLE property at the eastern edge of Winchelsea would be converted into 25 new properties under plans submitted to the Surf Coast Shire.

Developer Bakerland has lodged an application to subdivide 17 Heath Drive into a new estate, that is currently under consideration with the shire.

The 1.91-hectare site would be carved up into 25 lots averaging 524sqm during two stages, which planners said was in keeping with the surrounding area.

The property’s location within the existing town boundary of Winchelsea would make “more efficient use of the existing infrastructure” in the town and ease pressure on future housing development at surrounding land.

Winchelsea is identified as a population growth area within the shire by regional authorities, with the town forecast to quadruple in size and have up to 10,000 residents by 2050.

Planners also say the proposed subdivision had considered emergency management provisions such as bushfire protection and existing neighbourhood character.

“The proposal allows for the transition of a large general residential zoned allotment to be subdivided into suitable sized large residential allotments which will complement the existing character of the area whilst considering the topographical and drainage requirements associated with the site,” the application states.

The proposal also argued the subdivision would “contribute to the country village character of Winchelsea” with its wide streets, open sapces and street setbacks.

Surf Coast Shire advertised the plans during this month ahead of a planning decision.
