Market warms up for summer

February 12, 2016 BY

WITH summer in full swing, Hayden Real Estate Torquay has had great sales results for the month of January, according to sales manager Wayne Mackay.

“We have experienced an amazing rate of sales during January covering the full spectrum from land in Grovedale at $152,000 to a sale on The Esplanade over $2.1 million,”

Mr Mackay said.

“With sales at the rate of one per day across all price ranges, this is a true indicator of how strong the coastal market is.

“An advantage of strong activity across all price ranges move to buy and sell knowing that if they want to upsize, downsize or build, their property will sell in a reasonable time frame.

“This of course brings more properties on the market for sale and gives buyers a wider choice of homes to choose from.

“Land continues to sell exceptionally well with Zeally Sands and Surf View Estate all but sold out.

“Each of these estates will have new releases shortly and release dates.”

At Anglesea, over what is normally the most hectic time of year for tourists and holidaymakers over the Christmas period, they were faced with the unnerving threat This hampered many events and holidays that the town welcomes annually along the Great Ocean Road, Hayden’s Marius Tekin said.

“Although a challenging start, the Surf Coast has shown its strength and resilience as January evolved,” Mr Tekin said.

experience in January every summer.

“The latter half of January has seen the market pick up some momentum with summer holiday auctions coming to a close with eight private sales and two auction properties sold for the month of January.

“With sales in price segments ranging from the low $500,000 to $1.5 million range for a property in Roadknight, there was activity across all price points. “With stock levels relatively low for this time of year, we are also seeing increased interest in land.

“Another notable fact for Anglesea is that the days on market has decreased to 97, falling by nearly a month over the last six months.

“This is due particularly to the lower levels of stock and the consistent demand for property in Anglesea from buyers made up of 30 per cent locals and 70 per cent from Melbourne.
