This prime 4.56-hectare Marshall Town Centre development has officially come to market, exclusively with Colliers, presenting the final opportunity for developers to secure a strategic mixed-use retail development site in Greater Geelong’s fastest growing corridor.
Located at 62–84 Drews Road, the site sits within the approved Marshall Precinct Structure Plan (PSP) and benefits from urban growth zoning, enabling a wide range of future uses. With approximately 177m of frontage to Drews Road and direct adjacency to the upgraded Marshall Train Station, the site offers exceptional connectivity and development potential.
The offering follows recent retail sites brought to market by Colliers, including Armstrong Creek mixed-use sites and the Sunbury South Town Centre, highlighting the depth of demand for town centre assets in Victoria’s growth corridors.
With limited opportunities of retail-zoned sites within rapidly growing corridors, Marshall Town Centre is expected to attract strong interest.
Tim McIntosh, Colliers’ national director of retail in the middle markets, said Marshall Town Centre occupies an infill location and represents the last PSP-approved town centre site within the Armstrong Creek Growth Area.
“The site is strategically located next to Marshall Train Station, seeing the future full-line supermarket anchored town centre serve a larger catchment area and absorb a large portion of the 127 per cent growth in retail spending to 2041.
“Marshall Town Centre will serve an established main trade area [for a] population of 12,960, with forecast growth of 4.6 per cent per annum to 2041, seeing the population increase to 26,550 by 2041.
“This rapid population expansion makes the Armstrong Creek Growth Corridor the fastest regional growth corridor in Australia.”
Under the Marshall PSP, the site is formally designated as the future Marshall Town Centre, providing planning certainty and a clear framework for development. The PSP encompasses approximately 123 hectares and will deliver over 1,555 new dwellings, accommodating up to 5,000 residents.
A 100 per cent interest in Marshall Town Centre is exclusively offered for sale through Colliers via expressions of interest, closing at 2pm on November 12.
