THE newly released community of Anchoridge along with town home living at Carter Place by Porter Davis, are two projects making all the right waves with new home buyers in the Armstrong Creek corridor.

“We have seen an increasing number of buyers venturing into the market, looking for an opportunity over the last few months, particularly first home buyers drawn to the coast but also in close proximity to the Geelong CBD,” says Brad Paddon, APD Projects Director.

According to Westpac Chief Economist Bill Evans, housing-related sentiment continues to show a clear positive response to lower interest rates with assessments of ‘time to buy’ sentiment recording further gains in August, the index is now almost 11 per cent up on a year ago.

Anchoridge a safehaven for buyers

With over 40 years of property experience, reputable developer APD Projects has demonstrated an ongoing commitment to the Geelong region with a hive of activity, starting with The Village Warralily town centre in the Armstrong Creek corridor.

The developer has since expanded into land and town home estates to further cater for demand in the area.

At Anchoridge, stages 1 through to 4 are already under construction and with increasing demand from new home buyers, APD Projects has recently launched the Langdon Release C of 15 premium allotments.

The estate provides options to suit all buyer needs, with lots currently available ranging in size to from 350m2 all the way up to 512m2.

“Buyers are seeking value packed into the living solution, really wanting their budget to work for them, which is why front landscaping included in all of our Anchoridge allotments makes this living destination stand out from the rest,” Mr Paddon said.

The Anchoridge vision, positioned as the safehaven of Armstrong Creek, has a strong focus on creating a genuine sense of community pride with beautiful tree-lined streets, an abundance of landscaped parkland and open spaces, balanced by meandering pathways and bike tracks throughout.

With the beauty of the coast beckoning in one direction, and the convenience of the Geelong CBD accessible in the other, Anchoridge is the perfect blend of lifestyle and connectivity. According to first home buyer Matt Bayliss, it was the location of Anchoridge that was a drawcard for him.

“The proximity to beaches was a big positive for us, and also being close to local shopping precincts, made us feel we have all our needs covered,” Mr Bayliss said.

Add to this easy access to train stations, an education precinct with primary and secondary schools and future swim centre, abundant open space and a diverse selection of sporting and entertainment options all within reach – Anchoridge well and truly delivers over and above.

As an extra bonus, Anchoridge purchasers can choose from four garden designs valued up to $7,500, each with a signature theme to complement a range of home styles.

Each garden design is on display to view at the Anchoridge Land Sales Office, providing purchasers with a tangible sense of the finished outcome.

This added value has been well regarded by first home buyers who often fall short in their budget to include the front landscaping after they have built.

“Offering the free landscaping was a real difference above other options in the area for us when we were making our buying decision, giving us the peace of mind that part of our home was taken care of,” Mr Bayliss said.

Carter Place introduces contemporary living

Featuring a range of premium residences, Carter Place by Porter Davis embodies both sought-after vibrant city living and a relaxed Surf Coast vibe, proving to be the perfect recipe for first home buyers and investors after a well-connected, low maintenance lifestyle.

First home buyer Sally has recently purchased a two bedroom home at Carter Place and is looking forward to moving into the area.

“The affordability of Carter Place was what attracted me from the beginning, plus I have always loved the Hamptons style and feel confident with the solid reputation for quality that Porter Davis is renowned for.

“Working in Geelong I will have an easy round trip, and have the shopping centre to walk to, I’m now talking to family members about purchasing here too,” says Carter Place purchaser, Sally.

The 2, 3 and 4-bedroom town homes at Carter Place, starting at $359,000 for a 2-bedroom, have been designed with a signature Hamptons style and incorporate a use of classic materials and colours with a contemporary edge.

Open plan living overflowing with natural light, seamlessly connects the family and dining area to large outdoor spaces, perfect for alfresco living and entertaining on warm summer evenings.

Since the project launched earlier this year, Stage 1 and 2 of Carter Place have sold quickly, with Stage 1 sold out and Stage 2 now 90% sold.

Due to popular demand, the new Kingston Smart Living homes have just been released and are already proving popular among buyers – evidence of these homes ticking all the boxes for buyers.

“Carter Place aligns directly with new home buyer needs in the area, with clever design, great inclusions and a price point ideal for first home buyers and investors – we don’t expect these homes to be available for very long,” Mr Paddon said.

With architectural features and high-quality inclusions, plus full turn-key options such as driveway, letterbox and clothesline, Carter Place is the complete package ready to move in and enjoy.
