Commercial surge spreads south

South Geelong is the latest suburb aiming to cash in on a boom in industrial property across Geelong in recent months, with two commercial sites currently on the market.

Following strong results throughout Geelong, especially in the North Geelong precinct, investors, developers and business owners may have their eyes set on new listings on the other side of the CBD.

A prominent 2,341sqm site at 186 Fyans Street is among the new listings and has 50m of street frontage at the busy Wood and Carr streets level crossing roundabout, which is soon due an upgrade that will include a rail bridge.

The large property has 650sqm of floor space and is industrial zoned.

Meanwhile, a modern warehouse at 13 Birkett Place promises potential for investors, with a six-year lease set to expire in September.

The property is just off Barwon Terrace towards Geelong Racecourse, and is a 880sqm site with 598sqm of floor space.

Birkett Place is due to sell at a public auction on March 8.

The planned sales follow a surge of demand for warehouse properties partly attributed to the growth of logistics-based businesses during COVID-19, with many home-based start-ups looking for expanded premises.

Bond Commercial is managing the Fyans Street sale, while Colliers Geelong is in charge of Birkett Place.
